Poland has a record supply of ready-to-move flats

At the end of June 2026, developers in Poland were offering about 121,500 flats, and nearly 37% of them were ready to move in. That works out to over 44,700 finished units, up from roughly 29,100 a year earlier, when ready flats sat below a quarter of the offer.

For the biggest cities, that is the largest pool of finished flats in at least six years.

For an owner, a record like this is worth reading in three directions: your own city, whether that finished stock competes with your flat, and the rent-versus-value math if you let it out.

At the end of June, the national offer stood at about 121,500 flats. Around 44,700 were finished and ready for handover, against roughly 29,100 a year before. A year ago, ready flats were under a quarter of everything on sale; now they are close to 37%. (Source: money.pl)

Marek Wielgo of RynekPierwotny.pl put the scale plainly: «W największych miastach jeszcze nigdy – a na pewno w ostatnich sześciu latach – oferta mieszkań gotowych do odbioru nie była tak duża.» In English: "In the largest cities, never before, and certainly not in the last six years, has the supply of ready-to-move flats been this large." For a buyer, ready stock has a practical pull: you can see the finished flat before you sign, and move in sooner. That timing matters most when you are lining up a purchase against a rental you are still paying for.

Why there are so many ready flats now

The build-up started in the second half of 2023. Developers launched a wave of projects then, pushed by the "Bezpieczny kredyt 2 proc." government loan programme and by upbeat economic forecasts.

The share varies a lot by city

The national 37% is an average, and it hides a wide spread. In some cities the ready share sits near that line; in the biggest ones it runs lower.

  • Łódź: over 11,400 offered, up to 4,200 ready (~37%)

  • Poznań: 7,800 offered, around 2,900 ready (~37%)

  • Katowice: over 6,000 offered, around 2,100 ready (~34%)

  • Kraków: over 11,400 offered, over 3,700 ready (~33%)

  • Wrocław: over 9,800 offered, over 2,800 ready (~29%)

  • Warszawa: over 17,100 offered, around 3,900 ready (23%)

  • Gdańsk: around 900 ready out of over 6,100 offered (~15%, the lowest)

So the national number is only a starting point. In Warsaw the local share of ready flats sits well below 37%; in Łódź or Poznań it is right around it. Your city tells you more than the headline.

Prices held, and ready is sometimes cheaper

More supply has not dragged prices down so far. Across the seven largest markets, the average asking price held at 16,078 zł per m² in June, the same as May. Only Wrocław rose over the month, by about 5%, and that was because some very-high-standard projects came onto the market. (Source: Tabelaofert)

Whether a finished flat costs more than an unfinished one depends on the city. In Poznań the whole offer averaged 14,400 zł per m², while ready flats averaged around 13,100 zł, so the finished stock was cheaper. In Kraków ready flats (17,200 zł) sat just above the whole offer (17,100 zł), and in Warsaw ready (19,800 zł) sat just below the offer (19,900 zł). (Source: money.pl)

If it is your asset, read three things

Resale. If selling is on your mind, your flat now shares the market with over 44,700 finished developer units. A buyer can walk through a completed flat before signing and move in sooner, and with this much ready stock they have more to choose from and more room to negotiate. The balance has shifted toward buyers.

Letting it out. Prices held while supply grew, so the next renewal is a good moment to check the yield: the rent you collect measured against what the flat is worth today, after running costs and an allowance for empty months.

Still renting yourself. If you are timing a purchase while you are still in a rented flat, ready stock helps you move in faster. That shortens the stretch where you might carry rent and a new mortgage at once (the "równoległy najem" the report mentions).
